The Process • An assessment of the property is performed to determine the current ‘as is’ condition of the property. • For quick sale properties, the property is priced at 90-95% of current market value and added to the local MLS to begin marketing to retail buyers. • An internet marketing campaign is created to advertise the property to both retail and investor databases. • Our online/onsite auction is scheduled typically 3-4 weeks out. • We begin showing the property to potential buyers. • An onsite open house is conducted the day of the auction to go along with the online auction format to maximize potential sale opportunities. An aggressive reserve price is utilized in the 70-80% of CMV range to ensure buyer traffic. • A contract is written and earnest money is received upon an accepted offer. Please note that due to the nature of our system, in most occasions an offer is presented prior to the actual auction date. We will continue to hold the online portion of the auction for back up offers • Traditional closing procedures will apply. A commission of 4.9% is paid to our local affiliate for the service at closing.
