  2. Proposal • Applicant is requesting that the 1.8 acre site be rezoned to allow for the establishment of medical offices and a restaurant. The Highway Commercial Zoning permit these uses. • The Official Plan Designation is Comprehensive Redevelopment Area and as such is supportive of the zoning change . • This development will be subject to the Site Plan Control Process.

Site plan indicates 2 buildings , one immediately proposed and a future development. • Official Plan allows for provide of flexibility in the zoning and encourage a range of uses that are compatible( 4.12.2.3) • The Environmental review and Archeological investigation proved no major concerns. The D series guidelines will require special setbacks.

  5. Site Issues • The site can support limited parking ,however , the garage will either have to be moved or cleaned out to allow cars to park inside. Another possibility would be the provision of tandem parking . • Applicant has declared he may possibly remove the shed in the future. • Problem with using lot to the north is that it is not zoned for parking, nor is it owned by the applicant .
