  1. Midtown Modern will be one of Guocoland's most respected work of art. Guocoland was known for their property related business in 1990s, but the Group was set up in Singapore in the 1970s. Guocoland bidded for Midtown Modern site at Tan Quee Lan Street via Government Land Sales (GLS). There were two bidders for the site, namely, Hong Reality and Intrepid Investment, and City Development and MCL Land. Guocoland won Midtown Modern Guocoland Floor Plan the bid at S$800.19, which was translated to $1535 per square foot per plot ratio. The land parcel has a gross floor area of 521,301 square feet. Zoned as residential with commercial on first storey, the site can develop up to 580 residential units and commercial shops. The total gross floor area for the serviced apartment is 12,000 metres square, and the overall gross floor area for the commercial shops at first storey is at a maximum of 2000 square meters. The breakeven price for Midtown Modern is approximately S$2,400 per square foot.
