  1. LOW-COST METHODS TO SAVE ENERGY & GREEN YOUR BUILDING WITHOUT COMPLETING LEED JUNE 9, 2009 Brian Plymell Director of Property Management, Southern California

  2. HINES’ TRACK RECORD FOR SUSTAINABILITY • Recipient of the 2009 Energy Star Sustained Excellence Award • Energy Star Partner since 1999 • Energy Star portfolio of 130 buildings (75 million sf) plus 10 Designed to Earn Energy Star (5 million sf) totaling 80 million sf • Average portfolio performance produces 37.8% fewer Green House Gases than typical building and reduces annual energy costs by $1.37 psf • 98 projects totaling 64 million sf certified (12MM sf), pre-certified (13MM sf) or registered (67MM sf) under LEED

  3. ENERGY STAR PROGRAM • What is the EPA Energy Star Program? US Environmental Protection Agency • Recognized label for energy efficiency (refrigerators, appliances, etc.) • So, why not have a label for energy efficient office buildings? • “The national energy performance rating is a type of external benchmark that helps energy managers assess how efficiently their buildings use energy, relative to similar buildings nationwide.” -www.energystar.gov • 50 indicates average energy performance • 75 or better indicates top energy performance

  4. ENERGY STAR PROGRAM • How does the EPA Energy Star Program work? • The rating system estimates how much energy the building would use if it were performing at its best or at its worst. • Based on the information you enter about your building, such as its: • Size • Location • Number of occupants • Number of PCs, etc. • …the system will compare your building’s actual energy data to the rating system estimate to determine where your building ranks relative to its peers.

  5. ENERGY STAR BENEFITS • How does the EPA Energy Star Program benefit your building? • Provides an incentive for tracking and promoting better stewardship of our natural resources • Provides tools for measuring energy performance • Gains recognition for lower energy use and costs • Supports an increase in building’s value, occupancy and rental rates • Berkeley / Masstricht University Study http://www.rics.org/NR/rdonlyres/44F67595-7989-45C7-B489-7E2B84F9DA76/0/DoingWellbyDoingGood.pdf • Professor Gary Pivo of the University of Arizona and Professor Jeffrey Fisher of Indiana University http://www.costar.com/News/Article.aspx?id=D518B0E1E5AD1BB0D0911969556FEBB1&ref=100&iid=127&cid=1065ECC13995B75E1ECBE6782B98B7A3
