REMOVAL NOTES • SHORE EXISTING PORCH ROOF AS REQUIRED TO COMPLETE ALL WORK NOTED. • REMOVE AND DISPOSE OF EXISTING WOOD RAILINGS. • REMOVE AND DISPOSE OF EXISTING METAL RAILINGS. • REMOVE AND DISPOSE OF TONGUE & GROOVE DECKING. • REMOVE AND DISPOSE OF LATTICE AND FASCIA BOARDS. • REMOVE AND DISPOSE OF STAIR TREADS, RISERS, STRINGERS AND STAIR FRAMING. • REMOVE AND DISPOSE OF COLUMN BASES (TOTAL OF 6 - SEE PHOTO BELOW FOR CLARIFICATION). • REMOVE AND DISPOSE OF EXISTING METAL POSTS AND FOOTINGS CURRENTLY SUPPORTING PORCH. • REMOVE AND DISPOSE OF EXISTING PORCH FRAMING • DISCONNECT EXISTING WATER SPOUT AT THE EAST SIDE AND SALVAGE FOR REINSTALLATION AT THE SOUTH SIDE. • NEW PORCH INSTALLATION NOTES • CONTRACTOR SHALL INCLUDE THE COST TO INSTALL (6) SIX NEW – 8” DIAMETER CONCRETE FOOTINGS. PROVIDE NEW PRESSURE TREATED SUPPORT POSTS AS REQUIRED. • INSTALL NEW 2X10 PRESSURE TREATED FRAMING. REPLICATE EXISTING PORCH FOOTPRINT. NEW FRAMING SHALL BE INSTALLED SO THAT THE NEW DECKING AND COLUMN BASES MATCH THE EXISTING ELEVATION. • INSTALL NEW COLUMN BASES TO MATCH EXISTING. (REFERENCE PHOTO ‘A’ FOR REPLACEMENT SECTION CLARIFICATION). • MAINTAIN EXISTING COLUMNS. REPAIR AND PATCH ALL COLUMNS WITH EPOXY CONSOLIDANT AS REQUIRED. • INSTALL 1” ROUND MINI COLUMN VENTS, THREE (3) AT COLUMN BOTTOM AND TWO (2) AT COLUMN TOP – TYPICAL FOR ALL FULL COLUMNS. VENTS BY MC MASTER CARR – ITEM #2016K11, WHITE PAINTED ALUMINUM. DRILL/CORE COLUMN AS REQUIRED FOR INSTALLATION. • INSTALL NEW COMPOSITE PORCH AND STAIR RAILING SYSTEM. RAILING SYSTEM SHALL BE ‘LEGENDS VINYL BALUSTRADE’ BY FAIRWAY VINYL SYSTEMS http://www.fairwayvinyl.com/sv_legends.htmlRAILINGS SHALL BE 36” HIGH – BALUSTERS SHALL BE 32” TURNED ‘LEGENDS’ BY FAIRWAY VINYL SYSTEMS. • INSTALL NEW COMPOSITE STAIR SYSTEM. PROVIDE NEW PRESSURE TREATED FRAMING FOR STAIRS. • INSTALL NEW AZEK TONGUE & GROOVE DECKING AND TREADS. • INSTALL NEW COMPOSITE SQUARE PRIVACY LATTICE AND COMPOSITE FASCIA BOARDS. • RE-INSTALL / RE-LOCATE EXISTING WATER SPOUT TO THE SOUTH SIDE OF THE PORCH. PROVIDE ALL REQUIRED PLUMBING WORK. • PREP, PRIME AND PAINT ALL PREVIOUSLY PAINTED SURFACES INCLUDING ALL COLUMNS, SOFFITS, BOX BEAMS ALONG THE CEILING, DENTIL MOLDINGS AND BEADBOARD CEILING. DO NOT PAINT ANY COMPOSITE MATERIALS INSTALLED. • LOAM, SEED AND REGRADE DISTURBED AREA AROUND PORCH UPON COMPLETION OF THE PROJECT. NEW PORCH INSTALLATION NOTES • SHORE EXISTING PORCH ROOF AS REQUIRED TO COMPLETE ALL WORK NOTED. • THE CONTRACTOR SHALL MAINTAIN THE EXISTING ROOF AND PROVIDE A NEW CONCRETE LANDING AND STAIRS AT THE SOUTH SIDE. NO STAIRS SHALL BE INSTALLED AT THE NORTH SIDE. • CONTRACTOR SHALL INCLUDE THE COST TO INSTALL (5) NEW – 8” DIAMETER CONCRETE FOOTINGS AND A CONCRETE LANDING TO MATCH THE WIDTH OF THE STAIRS AND EXTEND TO THE EDGE OF THE ASPHALT DRIVEWAY. COORDINATE FOOTING LOCATIONS WITH OWNER. • CONTRACTOR SHALL INSTALL NEW 4”X4” COMPOSITE STRUCTURAL POSTS TO REPLACE THE POSTS REMOVED. POSTS SHALL BE BY FAIRWAY VINYL SYSTEMS. • CONTRACTOR SHALL INSTALL NEW COMPOSITE PORCH AND STAIR RAILING SYSTEM. RAILING SYSTEM SHALL BE ‘LANDMARK’ BY FAIRWAY VINYL SYSTEMS. PROVIDE COMPOSITE RISER FASCIA BOARDS. • INSTALL NEW TREX DECKING AND TREADS – COLOR SHALL BE GREY. • INSTALL NEW COMPOSITE SQUARE PRIVACY LATTICE AND COMPOSITE FASCIA BOARDS. • INSTALL NEW T-111 SKIRT BOARDS AROUND THE PERIMETR OF THE PORCH TO REPLACE THE EXISTING T-111. PROVIDE PRESSURE TREATED SUPPORT FRAMING AS REQUIRED. INSTALL HINGED ACCESS DOOR WITH LATCH. • PREP, PRIME AND PAINT ALL PREVIOUSLY PAINTED PORCH AREAS INCLUDING ALL SOFFITS, BOX BEAMS ALONG THE CEILING, EXPOSED PORCH ROOF JOISTS, NEW T-111 SKIRT BOARDS AND THE PORCH CEILING IN ITS ENTIRETY. DO NOT PAINT ANY COMPOSITE MATERIALS INSTALLED. • LOAM, SEED AND REGRADE DISTURBED AREA AROUND PORCH UPON COMPLETION OF THE PROJECT.
