New Development….. • BAPS approached BAYVP in March 2007 as a follow up to our letter of Interest. • This opened a channel of communication between BAYVP and BAPS • BAPS revealed property was appraised at 5.5 million in 2006. • BAYVP felt that it was an opportunity that can be considered at that point. • Series of informal meetings between key members of BAYVP and BAPS. • BAYVP signed a letter of intent after some initial consultations to acquire the property for $5.175 million

Thought Process ….. • Consulted Key Individuals • Pujya Indirabetiji (Jiji) and Pujya Dwarkeshbawa (Baroda) and discussed the opportunity with them. • Our architects • BAYVP Executive Committee members • Advisers - Structural engineers etc. • Building and Fund raising committees. • Donors at Special Donors Meeting

Thought process…. • Affordability – How will we ? • Purchase price - $5.175 million • Proposed down payment $ 2.0 million • Sell Mountain View property • Based on discussion with real estate experts; the property can be sold conservatively at $2.5 million. • We will get $1.0 million that can be used towards a down payment. • Use existing funds/Pledges to collect • $400,000 • Collect additional $600,000 in CASH donations • Loan • Estimated amount - $3.2 million • BAPS has offered to introduce us to their financers and contacts.

  10. Current Status ….. • Purchase contract signed on Thursday July 19, 2007 • Contingencies on the contract • Approval of CUP • Loan approvals • Sale of the Mountain View property • October 31st closing.

  11. Next steps/challenges • Collect $1 million by October 31st 2007 • Fund raising campaign with the help of entire Gujarati and Vaishnav community throughout Northern California and rest of country • Selling of Mountain View facility • Working with lenders for loan.
