  4. Progress • Snag List completed upto 80% (List at the office) • Take over from Unitech complete • Road work done • Seepages attended to (in public areas) • Office of RWA set up. Sunil recruited. • Accounts almost upto date. Runs on Tally. Outsourced to an external accountant. • Bank accounts (CA and SB) opened in Andra Bank • Part of IBMS received and credited. Rest expected in 1st week January

  5. Progress • Electricity connection sanctioned for UWC. Commissioning expected by May 2008. • Unitech will continue to subsidize excess spend (cost of generation - Government rate) till then. • Various Events conducted successfully. New year celebrations dropped thanks to poor response. • Code of Community Living published • Security manual prepared • Web site design changed • Parking rules established and implementation commenced • Diesel procurement streamlined • Contract with JLL firmed • Centrex connection at tower entrance and driver rooms

  6. Pending Collections • Billing for 3 months (Sep 1 to Nov 30) was done 1st week of September. The value of billing was about 60 lakhs. • We have an arrears of 20 lakhs. • We will publish the Arrear List prominently in the buildings and the Web soon. • An interest component @18% will be levied. Please pay the next invoice asap...

  7. Parking Rules • The new parking rules (on the web and in the community code) will be implemented by 7th Jan 2008. • No cars will be parked on the ground level driveways for more than 5 minutes. • Violation will lead to fines which will geographically progress and added to your account.

  8. Parking Rules • Pay and collect your stickers soon • DON’T park on the driveways • Park or ask your driver to park in the designated parking slot • Identify Violators and report to security

Apartment Deed • Deed of Declaration for every apartment needs to be filed with the Government. • This is the owner’s responsibility. • The format will be put up on the Web soon. • The cost is expected to be around 2000/- including lawyer fee. • We will recommend a lawyer to service this requirement,

New Maintenance Rate! • The present rate is 1.50 per square feet… • Numerous meetings were held with JLL • Benchmarking done with Beverly Park 1 and 2, Laburnum , Central Park and other complexes. • The new rate is based on actual deployment cost, service tax, management fee to JLL and AMC cost.

  11. New Maintenance Rate! • The new rate from 1 Dec 2007 will be Rs. 2.15 per square feet. • IF the deployment goes down, the benefit will be passed back

  12. New Electricity Rate! • The present rate is an average per unit Rs.4.68 which is the Government rate. The generation cost is close to Rs. 10. The gap is being footed by Unitech since inception of UWC. They will continue to do so until the HSEB power is activated. • The cost of Common Area electricity will now be payable by residents. This will vary from 80p per sq feet to 1.50 per sq feet depending on consumption. You will be charged on actual consumption.

  13. Code of Community Living • The Code is being distributed from today • We expect ALL the residents to adhere to the Code.
