HOST OF BUILDERS RELATED O MEMBERS OR THEIR FRIENDS WILL START FLOWING 1.2 MANY MAY BE GOOD ALSO ... BUT HOW TO SELECT IS THE MAIN TASK 1.3 HENCE GOV. ISSUED ORDER WITH STRICT PROCEDURE UNDER ORDER DATED 3RD JAN 2009... IF THIS CODE IS FOLLOWED STRICTLY ... AND ETHICALLY WITH TRANSPARENCY WORK BECOMES REALLY SIMPLE AND EASY.

  3. OPEN TENDER BY ADVERTISEMENT 2.1 AS SUGGESTED AND STIPULATED IN GOVT. CIRCULAR THE PROCEDURE MUST BE FOLLOWED STRICTLY. 2.1 OPEN TENDER BY ADVERTISEMENT IN REPUTED NEWS PAPERS IS ONE OF THE BEST METHOD. 2.2 TO INFORM AND INVITE GOOD AND KNOWN BUILDERS/REDEVELOPERS BY SENDING COPY OF ADVERTISEMENT WITH REQUEST FROM COMMITTEE TO PARTICIPATE IN TENDER PROCESS

OPEN TENDER BY ADVERTISEMENT 2.3 TENDER TERMS SHOULD BE DRAFTED VERY CAREFULLY AND WITH FULL DETAILS ON BASIS ASPECTS SUCH AS:- 2.3.1 QUANTITY OF EACH MAJOR ITEMS, 2.3.2 QUALITY STANDARDS, 2.3.3 FULL SPECIFICATIONS OF EACH MATERIAL, AND /OR ALTERNATE MATERIALS, 2,3,4 APPROVAL SYSTEM BEFORE PURCHASE, 2.3.5 CONSTRUCTION SCHEDULES ON EACH ACTIVITY

OPEN TENDER BY ADVERTISEMENT 2.3.6 BAR CHART AND PERT SYSTEM TO BE PROVIDED BY BUILDER 2.3.7 MOU AND DA TERMS TO BE FULLY VETTED BY LEGAL PROFESSIONAL OF GOOD EXPERIENCE IN REDEVELOPMENT FIELDS 2.3.8 IN CASE OF DELAYED PROJECTS THE METHODS TO RE-GAIN THE LOST TIME 2.3.9 MONTHLY REVIEW SYATEMS 2.3.9 PENALTY IN CASE OF DELAY AND INCREASE IN MONTHLY RENTS

HOW MUCH AND DUE TO WHAT REASON? 3.5.2 WAS THE SPEED AS PER PLANNING AND BAR CHART GIVEN BY BUILDER... 3.5.3 WAS THEIR ANY CONTRAVERSY WHILE EXECUTION..?? 3.5.4 DID BUILDER FOLLOWED ALL TERMS OF EXECUTION AS STIPULATED IN TENDER AND DA..? 3.5.5 WAS BUILDER GIVING CORRECT PICYURE ON PROGRESS OR HIDING SOME VITAL FACTS 3.5.6 WAS BUILDER FOLLOWING PMC ADVICE OR ACTING HIGH HANDED

FINANCIAL STRENGTH AND CAPABILITY 4.1 MOST IMPORTANT AS MOST OF PROJECTS GETS DELAYED DUE TO FINANCE SHORTAGE 4.2 BUILDER OVER TRADE IN HOPE TO GET FAST RECOVERY OR PROFIT AND GET STUCK 4.3 VERY LARGE COS OR BUILDERS HAVE ALSO FACED THIS PROBLEM 4.4 GET LAST THREE TO FIVE YEARS BALANCESHEET AND LET IT STUDIED BY CA

INFRA STRUCTURE & MANPOWER & RIGHT CONTACTS AT ALL LEVELS 5.1 DOES BUILDER HAVE ITS OWN EQUIPMENTS AND INFRA STRUCTURES SUCH AS;_ 5.1.1 ADEQUATE NO OF MIXERS, SHUTTERING MATERIALS, WATER PUMPS, PLY AND TIN SHEETS, ETC. ETC. OR EH DEPENDS ON SUBCONTRACTORS ONLY.. 5.1.2 HOW MUCH REGULAR MANPOWER AND HOW MUCH TEMPORARY OR CASE TO CASE EMPLOYED

  11. CONTROL ON GOVT. AND SEMI GOVT.DEPARTMENTS 6.1 THIS IS VERY CRUCIAL IN ANY CONTRACTS IN BOMBAY

EQUIVALENT TO SELECTION OR BRIDE OR BRIDE GROOM • SELECTION OF BUILDER/REDEVELOPER CAN BE VERY WELL COMPARED TO SELECTION OF BRIDE OR BRIDE GROOM WHICH EVERY FAMILY PASSES THROUGH • EVERY BODY TAKES ALL PRECAUTIONS AND CARE .... BUT IT ULTIMATELY DEPENDS ON OUR LUCK... • AS GOOD BUILDER ALSO FAIL SOME TIME... AND A FRESH BUILDER CAN GIVE A GOOD AND TIMELY RESULTS
