  1. Probates with Real Estate in Texas are Lucrative Investment Propositions Probates with real estate in Texasare one of the most viable buying propositions for interested buyers and investors. Till date, investing in real estate probates is under-utilized in the state to a great extent – reasons for the same could be many – but one of the key reasons is because the real estate industry in Texas has been unable to take advantage of the real potential of the segment. It could be because real-time probates with real estate leads are difficult to come by in the state or the traditional sources of information have not been too reliable

  2. What is probate with real estate? The term is used to denote the process that involves passing on of the real estate property of a deceased to his living heirs through a probate court. Probate leads are generally generated from the local courts and attorney offices.

  3. Often, however, the real estate property is willed in a manner that the title is transferred after the death of the owner without having to go to the probate courts. It forms the basis of pre-probate with real estate in Texas. The difference between the probate and the pre-probate process is that the former has the judiciary as an essential element to it whereas in the latter the court is either not involved or has limited involvement. As per Texas laws, a homeowner or the owner of real estate can make a Transfer on Death Deed, also called TODD to entitle the heir to receive the property on his death. The best ways to source pre-probate lead till date has been obituaries in the local newspapers and the deeds record office.

  4. Real estate agents dealing with probate and pre-probate properties have been traditionally doing good business in the country. It is due to many reasons – mainly because the seller in this case – the administrator of the property or the court in case of probate leads and the heir in case of pre-probate leads - is quite motivated to sell off the property, make good money and move on in life. It, in turn, influences majorly the price at which the property gets sold. The primary owner of the property is dead, and the court or the administrator or the heir is willing to sell off quickly at a deal that seems appropriate, and this is where the real estate person or the buyer can turn it into a profitable venture.

  5. Interested buyers and clients expect real estate agents to have extensive knowledge about the availability of about such probate and pre-probate properties in the local region. That is why it is essential for the realtor to be in contact with such resources that can provide him with correct, up-to-date and fresh data regarding properties that are up for sale by the probate court, the administrator or the inheritor of an estate. There are genuine and legitimate companies that collate such leads from courthouses, obituaries and lawyers’ offices and after verifying the information thoroughly, they sell such data to the industry at nominal prices.
