FY 2013-2014 Dues • Annual Dues: • $144 upcoming fiscal year • Fiscal Year: July 1, 2013 to June 30, 2014 • Payment schedule is as follows: • May 15th dues notice are mailed to homeowners • June 15th payment is due to HOA Treasurer • July 31st is the final cutoff day we will except payment before a late fee is assessed (Late fees are $10.00) • Pleasenotifythe treasurer by June 1st if you have not received a dues notice *Note: Not receiving bill by mail does not relieve your payment responsibilities.

State of the HOA • Architectural • Fences • 2 requested and approved • 1 request to raise an existing fence above 6 foot limit was disapproved • Decks (3 requested and approved) • Front Portico (1 requested and approved) • Sheds (2 requested and approved) • Pools (1 requested and approved) • Dues • 30% homes are past due • Board members will be contacting those homeowners.

  12. 2012 Accomplishments • Board Member Dave Bryner was elected to full 3-year BOD term • Completed long-term common area development plan • Playground Phase 2 was completed • Installed rail fence at common area • Planted Cleveland Pear Trees • Installed Bike Racks • Grading and Reseeding Need new photo

  13. 2012 Accomplishments • Communications Upgrades • New Website www.greenbrierhoa.org • New Email list with backup • Sign: • Repainted Entrance Sign • Continued use of Woodlawn Lawn Care as landscaping maintainer and expanded service area.

  17. 2012 Adverse Events • Theft/vandalism of homeowners (homes and autos) and from new construction homes (earlier in year) • Several homeowner email complaints received • Constant speeding complaints • Animals at large / Missing • General Maintenance (home exterior/lawns) • Tires and other Items left on roadside Respect Our Community

Homeowners Responsibilities • Be a good neighbor • Keep home and surrounding area clean and free of debris/clutter • Pick up after your animals (use leash for walks) • Keep grass neatly trimmed (both sides of sidewalk) • Respect your neighbors and their property • Notify the BOD of any violations or nuisances you are unable to resolve • Check the website for news and updates • Police yourself and be familiar with the covenants and restrictions of Greenbrier (e.g. No storing of RVs and boats.) • Get approval BEFORE you build (fence, deck, addition, shed, and etc.)
