Proposed Flexible Pricing • Allow Adjustments to Non Resident Regular Rates • Increases of up to 50% • Decreases of up to 25% • Applies to Four Major Tourist Locations • Japanese Tea Garden • Conservatory of Flowers • Botanical Gardens • Coit Tower Elevator (viewing of murals is free) • Does not apply to SF Residents • Does not apply to Non Resident Seniors or Youth

Reasons For Proposal • Congestion Pricing • Certain locations have major congestion at peak times • Coit Tower Elevator – long lines in the middle of the day and short lines in the mornings • Tea Garden – much more congested later in the day. • Provides ability to encourage attendance at off peak times. • Dynamic Pricing Provides Flexibility • Reduce price for inclement weather • Adjust for peak demand times • Adjust for times when part of the site is shut down or for special installations

  4. Fees Impacted Maximum Increase: $4.50 Maximum Decrease: $2.25 Not impact Child and Senior Fees which currently range from $2-$6

Comparative Fees • New York Botanical Garden $28 weekends/$23 weekdays • Brooklyn Botanical Garden: $15 • Empire State Building Elevator: $26 value/$40 regular • Missouri Botanical Garden: $14 • Atlanta Botanical Garden: $21.95 • Dallas Arboretum: $15 • Portland Japanese Tea Garden: $18.95 • Philadelphia Japanese Tea Garden: $12 • Phoenix Botanical Garden: $24.95-$29.95 • Richmond, Virginia Botanical Garden: $13 • Santa Barbara Botanical Garden: $14 • Seattle Space Needle: $32.50 to $37.50 (summer pricing) Our Venue Fees: Base: $9, Maximum $13.50, Minimum $6.75

Implementation • Important to Clearly Describe and Publicize in Advance • Possible Implementation • $8 Early Bird Price: 9 am to 10 am • $9 Off Peak Price: 11 to 12 or after 3 pm • $11-12 Peak Price 11 to 3 • Alternative Implementation • Higher Summer Pricing • Tourists Can Plan Trips Based on Information • Rain Day Discounts Possible • Implementation Will Be Cautiously Done and With Notice of Any Increase • All Fee adjustments must be approved by the General Manager or his designee
