  2. Treasurer’s Report – FinancialsCash Position Through April: Cash position (04/04/09) - $15,777.00 Accounts Payable - $ 9,363.00 Net - $ 6,414.00 YTD Selected Expenses Through April Gas - $62,738.00 Insurance - $19,343.00 Write-Offs- $16,466.00

  4. April Expenses • Total Expenses = $50, 422.77 • Total Gas and Insurance Expenses = $31,303.51 Or 62% of all expenses.

  5. April Income • Assessments and Misc = $54,952.53 • Insurance Settlement and Laundry = $8,622.82 • Total (All Sources) = $63,575.35

  6. May Carry over Liabilities • Gas – March 10th – April 31th $17,000 to $19,000 Plus our Regular May Expenses.

Maintenance • Michael Steib is New Full Time Maintenance Person. • Terry Ellis no longer an employee of the Association • Part time position will likely require filling Pool Update Additional offer for mechanical services has been requested. Consensus on using volunteer labor still not present. Time and options are fading. No change in status to report.

  9. Registrations • Parking, Census forms, Statutory Compliance • Parking – New stickers and guest tags. Only Blue stickers may park next to buildings (Sidewalks). All others (Red, Guest, Green Owner) must park by fence. • Census Forms • Owner & Tenant registration forms • Pet registrations • Compliance • Leases • CFA • Village license

Landscaping Update • RB Enterprises will be complete with spring clean up by next week. • 18 Trees on Property are diseased, several others are dead. • Tree Trimming/ Removal- Volunteer work and maintenance staff for large tree removal (Contracted cost would exceed $15,000 which we don’t have) • Sandbox Sand from Palatine JayCees will be delivered Friday – 4 tons • Mulch for soil retention and appearance has been ordered. • Owners planting flowers- Please follow Rules and Regulations or join Landscape Committee • Yard Sale 5/29-5/30- Still taking donations and need volunteers!!! • Proceeds will be used to purchase plant material- planting will target entrance signs, clubhouse then as many entrances as can be improved beginning with barest addresses. – “Face of the property” • Brentwood Volunteers and Free Labor from Village of Palatine will be used in planting.

Current Phone Lines / Fire Protection • 10 Dedicated Data lines (2 per basement) AT&T • 2 phone, 1 data in clubhouse AT&T • Internet DSL service AT&T • Current Expenses for Fire Protection;Alarm Monitoring $2,345 per year ($195/mo)AT&T Devoted fire circuits - $7140 per year ($595/mo) • Total - $9485/yr, $790/month

Updated Fire Protection Fox Valley Radio monitoring - $5,190 per year, fixed price for 5 years.No additional phone circuits required, however, an installation charge of $1,750 one time fee. 5 Year fixed monitoring price agreementProjected savings by switching to radio monitoring would be;Year 1 -  $2545Years 2 through 5 - $4295 each year.Total projected cost savings - $19,722

  13. Support from the Village • 5 hour meeting was held with Village Crime Free Coordinator. Several ideas, suggestions and requirements were discussed. • CPTED Certification – Secondary Locks, Community Social, Lighting (Requirements) • Mailing will be going out regarding secondary lock requirement for all Units. Pin locks, “Charlie Bars”, other types are acceptable. • 3” screws are required on all Unit entrance door strike plates. • Options for ensuring 100% compliance (Association resources, 3rd party, Owner resources)

  14. Village Resources • Community Service labor options – Use of Police supervised labor during summer. Possible tasks include Sweeping parking lot, staining & securing fence, Trash pick up, power washing, landscaping, painting… • Off duty Police for Dedicated Property Security - $67.00 hr. Likely shift availabilities 11pm – 1am, 12am-2am. Weekends? Random, targeted application could be very effective and affordable.
