  2. “What is an Assured Return” Assured return means an investment which can yield guaranteed income over a period of time on monthly basis plus an assured appreciation of property value on completion.

  3. “Why Assured Return” We all know that banks are reluctant to lend money to developers due to many reasons/ non- fulfilment of loan criteria by builders. Normally banks charge an interest rate of around 16 -23% on construction loans so in order to avoid this much high percentage developers tries to raise money from individuals by offering an assured return on their investment of 11-12% paid on monthly basis till the construction is completed.

  4. The attractive benefit in such offer is the ‘pricing’ for e.g. – if you compare the price of property offering an assured return, with that of another property in the same area that does not offer this, the former is going to be more expensive. Also if the ticket size is low one can start an investment with smaller amount.

Benefits of Such Offers • It is a safe investment and same can be initiated with less amount of money depending upon the size of the unit • It ensures monthly returns ( minimum 12% p.a.) and escalation in basic cost by the time the project is completed. • Monthly returns can further multiply the returns on yearly basis by putting per month return in recurring deposit account of any bank which is going to yield more income. • Loan is also available and the EMI of the same can be paid through monthly returns hence in the process you ‘Master’ the property without any extra burden on regular income.
