  6. Energy & Lighting Objectives Mason Courts seeks to lower energy costs by improving building performance, and also to achieve thermal and visual comfort with decreased reliance on mechanical systems

  7. Site Challenges • Orientation of building runs vertically North to South - high levels of sun exposure on East and West sides of building

  8. Solar Study-Morning • 9:00 am • 8:00 am • 10:00 am • 11:00 am • 12:00 am

  9. Solar Study-Afternoon • 2:00 pm • 1:00 pm • 3:00 pm • 4:00 pm • 5:00 pm

  10. Solar Study-Animation ON the 5th of June from sunrise to sunset

  11. Solar Study-Animation ON the 1st of January from sunrise to sunset

  12. Natural Daylighting • Wood sliding shutters • Solar Tubes to the kitchen

  13. Natural Daylighting • Saw-tooth Skylight

  14. Passive Ventilation • Thermal Heat Sensor Operable Skylights-monitors • Low speed fans to circulate air • Minimize the use of HVAC systems

  15. Electric Lighting and lighting control • Compact fluorescent lights • Occupancy sensors • Automated photocells to dim electric lights • Minimal landscape lighting

  16. Photovoltaic Systems • seamless solar roofing solution(US-Tile + SRS ) • Integrated parking solar canopy • 9’ high minimum over parking • Shaded Parking (reduces Heat Island effect)

  17. Water Heating • Utilize Solar Water Heating System within the current Boiler System • System includes • Boiler • Water Pump and Circulating Pump • Fail Safe System with Gas

  18. Heating and Electrical Appliances • Radiant Heating • In lieu of Furnace • Connected to Solar Water Heating System • Energy Star Appliances • Refrigerator • Dishwasher • Washer and Dryer

  19. Building Envelope • Good Design Reduces Heat Gain or Loss and Moisture Control • Heat Gain or Loss • Insulation – Recycled Blue Jeans or Blown in Cellulose • Air Tight Building • Windows – Dual Glazed, Low Solar Gain Low-E Glass, Argon/Krypton Gas – High Shading Coefficient • Moisture Control • Moisture Barrier • Ventilation • Waterproofing

  20. Materials Objectives • Minimize Impact on the Environment • Renewable and Recyclable • Recycled Content Materials • Improve IAQ – Lower Indoor Air Pollution • Increase Performance and Durability – “Best Product” reduce, reuse, recycle and restore

  21. Recycled Materials • Concrete – Fly Ash and Recycled Concrete • Asphalt with Recycled Aggregate • Steel – 30% < recycled steel • Sheathing – Post Consumer Newspapers • Insulation – Recycled Blue Jean or Newspaper • Roofing with Recycled Rubber • Recycled Carpet – 100% recyclable and 40-60% recycled content

  22. Renewable Materials • Lumber – FSC certified lumber for the framing roofing, subfloors, and cabinets. • Linoleum – in lieu of Vinyl Sheets in Kitchen and Bathrooms • Bamboo Flooring – 5-7 years of maturity

  23. Materials for IAQ • Lumber – Treated with Borate and VOC free or Low VOC adhesives • Carpet – Green Label Plus certification • Concrete Polished Flooring in lieu of Carpet • Paints with Low or No VOC’s • Caulk and Adhesives – Low VOC and no Formaldehyde

  24. Low Toxicity • Paints - Benjamin Moore Natura • Exceeds Led and Greenseal standards • Odorless • Zero VOC’s • Eco-Friendly Wool Carpet Padding • Free of dyes, glues, pesticides, adhesives and other chemicals • Years of service • Bio-degradable, use as weed barrier or mulch in garden

  25. Renewable Materials • Meadow board • Plywood-like panels made from ryegrass • Rapidly renewable alternative to wood • Superior strength, insulation, acoustic, and fire rating values

  26. Cabinetry • Sunflower Seed Board • 100% sunflower hulls • Countertops, cabinet faces • Not waterproof, needs counter topping material • Wheat board • Alternative to Sunflower Board • 100% wheat straw • Fireclay Tile • 60% recycled content • More post-consumer waste than any other tile on the market • Curbside waste glass, Bay Area waste granite dust and used sandblasting abrasives

  27. Flooring • First Floor - Concrete flooring • Mixture includes fly-ash • Second Floor - Bamboo Flooring • Renewable hardwood flooring • Harvested every 5-7 years • Kitchen - Cork Flooring • Harvested every 9-10 years • Zero waste during manufacturing • Trees survive debarking, reproduce more bark

  28. Flooring • Bathrooms/Laundry Room - Marmoleum • Zero VOC’s • 100% natural ingredients • All Bedrooms - Floorganics Natural Carpet • 100% natural ingredients • 100% bio-degradable • Zero Toxins, Zero VOC’s

  29. Indoor Environmental Quality (IEQ) Providing good IEQ at Mason Court is a key component to the overall project goal of providing a comfortable, safe, environment for building residents.
