  1. FACILITIES

  2. Mission “Our mission is to provide an excellent physical environment in support of instruction, research and public service.”

  3. System/CampusWhat’s the Difference? • All UNT System campuses • Construction of new buildings and major renovation projects • Campus master planning and design review • 12 people • Denton campus • Operate and maintain facilities, utilities and grounds • Smaller renovation, building envelope, ADA, utility and parking lot projects • 280 people UNT System Facilities Campus Facilities

  4. Facilities Organization Four Divisions • Maintenance – Glen Haubold • Business Services – Bobbie Tassinari • Management and Construction – Helen Bailey • Grounds – Lanse Fullinwider

  5. Interesting Facts • UNT owns 880 acres of property in and around Denton • Facilities maintains • 129 structures (4,109,000 SF) plus utility systems and pavements • 254 vehicles and 170 pieces of equipment • With 269.5 FTE

  6. More Interesting Facts • Facilities budget totals about $20,400,000 • Utilities budget is $8,930,000 or $24,500 a day • Salaries are $7,962,000 • We must earn in excess of $2,000,000 to enable us to fulfill our maintenance obligations

  7. Other Interesting Facts In FY2007 Stores issued 13,516 fluorescent light tubes that someone placed in a light fixture. Someone else ground and disposed of the old tubes. Recycling Services collected and sold 107.9 tons of cardboard for $8,292.55. Automotive Services sold 94,162 gallons of gasoline to University users

  8. Utilities ConservationPerformance Contracting • Energy Savings Performance Contract • Ten year guaranteed savings of $1.2 million annually - pays for itself • Saved $12.8 million through Feb 2008 with 18 months remaining • Board of Regents recently authorized a second contract • Negotiations and detailed utility audit to begin soon

  12. Custodial Operational Review

  13. Driving Forces: • Facilities Maintenance strives to be competitive with outside contractors • Request to find 3% budget reduction

  14. Results of research: • General industry agreement that highest efficiency is achieved by cleaning during unoccupied times • Contract custodial firms have additional costs that offset savings achieved from not offering benefits

  15. Realization: • If UNT Facilities addressed custodial operations as if it were an outside vendor, in-house custodial could outperform contract firms

  16. Comparisons:

  17. No brainer:

  18. Green Cleaning • Low moisture encapsulating carpet cleaning system. • New dispensing units in 4 buildings w/ Green Seal certified glass cleaner and hospital grade disinfectant. • Eliminator carpet spotter towels, furniture polish wipes, graffiti remover wipes, and stainless steel wipes thus reducing the use of aerosol’s and liquid chemicals in quart bottles.

  19. Green Cleaning • New wet mop heads (Green Echo Mops) made from recycled plastic. • New wet mop handle (Bamwood Jaws Mate Handle) made from recycled plastic with a bamboo handle. • Replace the lotion hand soap with a Green Seal Approved foaming hand soap (Aeroblue foaming hand soap).

  22. Project Summary • A campus wide energy efficient lighting upgrade that replaced 78,000 fluorescent lamps and 20,000 ballasts • 2 centrifugal chillers totaling 1,600 tons • 5 boilers producing 10 million cumulative BTU’s • Expansion of the EMCS to more than 8,000 points

  23. Project Summary • Direct Digital Control (DDC) on 246 air handling units (AHU) and 1,200 variable air volume (VAV) boxes • Power Factor correction totaling 5,400 kiloVars • 184 variable speed drives for motor and pumps • Replacement of over 2,000 pneumatic thermostats with direct digital controls

  24. Emissions Reduction • Carbon Dioxide (global warming) by 55 million pounds • Nitrous Oxide (acid rain) by 93 million grams • Sulfur Oxide (acid rain) by 200 million grams • Metals (Mercury, Cadmium, and Chromium) by 100,000 grams
