  1. Top 5 Questions to Ask an Estate Agent Before Buying a House

  2. Buying a house can be extremely stressful, choosing the right house with the right sized garden, big bedrooms for the children, the list can go on. Before you make this massive decision, there are a few ques- tions in particular that you should ask your estate agent. We have listed these below. 1. Why is the Owner 1. Why is the Owner Selling? Selling? This might seem like a pointless question, because maybe they just want to move houses. But it is quite an important question, maybe there has been a recent death in the property? They were sick of lis- tening to the neighbour’s loud music? You never know, therefore you need to ask your estate agent. If they aren’t willing to tell you then don’t push them, as it may be due to sensitive circumstances.

  3. 2. What is Included in 2. What is Included in the Sale? the Sale? Before you agree to the price they are asking for you should find out from your estate agent exactly what you are going to receive if you pay the requested amount. For example, when you go and visit the house you might find that there is a shed in the garden or a range of shelves in the living room, do you get to keep these or is the owner taking them too? Although, it is normally unusu- al for the owners to leave you things, you never actually know until you ask. 3. What is the Minimum 3. What is the Minimum Asking Price? Asking Price? Before buying a house your estate agent will discuss the price with you, normally they will offer you a lower price as it is in their best in- terest that they sell the property as soon as possible. However, this price may still be a little bit too high for your liking, so it is sometimes a good idea to be forward about the situation and ask them what the sellers minimum asking price is before agreeing to another price.

  4. 4. How Old is the 4. How Old is the Property? Property? You may think that this seems like a silly question but asking how old the house is, also plays a very important part in the buying journey. Normally, if the house is quite old then the upkeep of it will be more expensive than what it would be to buy a brand-new build. 5. What can they tell 5. What can they tell you about the neigh- you about the neigh- bourhood? bourhood? If you are not already familiar with the neighbourhood of the house you are looking at then you might find that it puts you off slightly when making the decision. If you have children then you will need to find out if they have any local schools and what they are like, as well as finding out if there is transport provided in the neighbourhood for getting to and from the schools. Everyone hopes for no crime in the area they live in so make sure you ask your estate agent if they know of any crime rates so you can guarantee you are moving to a safe and friendly neighbourhood. As well as asking your estate agent these questions it is important that you also do your own research so you can be 100% sure before making the final decision. So, these are only a few questions that you should be asking your es- tate agent before buying a house, but there are many more. Even if you think your questions are silly and pointless, you should still ask your estate agent them, as you never know how useful they could be.
