The History

The Contract Game is nearly 20 years old, created by ASSA as a learning tool:

  • It helps build understanding of how to deal with challenging situations

  • Probably influenced by the Honeywood File

  • Originally in a paper format (with carbon paper)

  • JCT 98 version was converted to an internet platform

  • It helps clarify relationships


The JCT/SBCC 05 Game

The new Game has now been played, vetted and argued over :

  • It is a total rewrite of the previous game

  • Probably influenced by knowledge of litigation

  • Back in its original paper format (with carbon paper)

  • It will be converted to an internet platform by the end of this year

  • All parties are unpleasant

  • ”Trust no-one”

  • It is now full of dirty tricks


The Teams who Play it

It works for Architecture students or Architects.

  • It is best in Pre or Post Part 2 (near to the dreaded Part 3 exam)

  • It is good CPD


The Process

Each team of three or four players follows a route created by a series of scenarios:

  • Each question must be answered fully

  • Answers are in the form of contract correspondence or the use of forms

  • There should be no dubiety about the answer - it’s all very black and white


The Scenarios

All of the scenarios appear as letters, faxes, memos, emails, texts:

  • In some cases there are multiple documents to be cross-referenced

  • It is based on an apparently live project

  • It runs from tender acceptance to post final certificate

  • There is never any break from the “game reality”


The Controllers

Your controllers are usually lecturers, former students or part-time staff:

  • They know the industry

  • The platform guides them through the process

  • Being a controller is excellent CPD

  • They can be a bit unpleasant


The Controller’s Role

Controllers reply to messages sent by the students in answer to the scenarios:

  • They play a role, as QS, contractor or client

  • They can be either pedantic or helpful

  • They decide whether the team’s response is...

The Additional Challenge

It is a race against time, and the other teams:

  • First to finish gets the prize

  • The teams’ times are on view to all

  • It keeps the slower teams driving forward to keep up

  • The time clock creates great excitement towards the end

It really does enhance your comprehension:

  • It highlights deficiencies in knowledge or experience

  • It produces a feeling of empowerment

  • It is a form of “learning by doing”

  • It teaches you how to take control of your professional role

  • It helps you become part of a new a generation of architects who are...
