Work Order Requests vIA Maximo • Input work order requests using Maximo. • Four types of work orders • Regular • T-Call (Respond to Schools in 48 Hours) • Emergency (Requires Phone Call in addition to Maximo. Respond to Schools in 2 Hours) • Minor Repair & Maintenance Projects(Minor R & M Projects)

  5. Types of work • Trucking • Welding • Preventive Roof Maintenance • Tree Trimming • Custodial Training • Carpentry • Painting • Electrical • Plumbing • Cabinet & Furniture • Masonry • General Labor

  6. Carpentry Trouble Call (T-Call) • Replace/Repair exterior doors that can’t be locked • Replace/Repair broken or missing slats or window hardware for all window types due to vandalism to secure the areas. • Replace/Repair glass windows. • Replace/Repair wooden steps and railing to abate hazardous conditions • Repair minor roof leak • Report all live termite activity

  7. Carpentry Regular Work 1 of 2 • Replace/Repair Termite eaten or damaged doors, door jambs. • Repair/Replace jalousie windows and hardware • Repair ceiling tiles and floor tiles • Repair termite damaged wood

  8. Carpentry Regular Work 2 of 2 • Repair/Replace built-in cabinets and counter tops • Provide regulatory signs • Repair toilet partitions • Performs all minor carpentry repairs

  14. Carpentry Minor R & M Projects • Install new classroom partition walls • Gym Doors • Bleachers – Interior-Exterior • Replace wooden beams or columns due to termite damage

  15. Regular Work Painting • Install non-skid for buildings and walkways • Deliver paint for custodian to handle graffiti on large areas up to 5 Gallons • Paint all repairs done by our Carpentry Crew • Repaint rest rooms • Restripe parking lots

  16. Minor R & M Projects Painting • Paint exterior and interior of classroom buildings, portables, administration, library and other school facilities • Install non-skid for the whole campus

  17. Electrical Emergency: Need to call Response Center • Power outage in classrooms, buildings, offices, cafeteria, or support facilities • Campus wide fire alarm problems • Campus wide program bell problems • Hazardous electrical conditions

  18. Trouble Call (T-Call) Electrical • Replace/Repair night lights • Replace ballasts in critical functional areas

  19. Electrical Regular Work • Replace ballasts, time clocks, light fixtures, Gym Lamps • Stadium Lights • Score Boards • Back Stops • Replace/Repair classroom light fixtures and diffusers • Replace/Repair outlets and switches • Install additional outlets when power is adequate • Replace flood lights

  20. Minor R & M Projects Electrical • Install ceiling fans for entire building • Install new pole lights • Replace light fixtures for entire building

  21. Emergency: Need to call Response Center Plumbing • Water main break on campus • Sewer back-up • No hot water in kitchen • Gas pipe leaking. • Water leaking/gushing/flooding unable to turn off.

  22. Trouble Call (T-Call) Plumbing • No hot water for showers in locker rooms • Repair all leaky pipes • Repair/Replace Back Flow Preventer

  23. Regular Work Plumbing • Repair/Replace lawn sprinkler heads and piping • Repair/Replace damaged water closets, lavatories, urinals, drinking fountains, and hose bibbs • Replace/Repair broken faucets and flush valves

  24. Plumbing Minor R & M Projects • Replace plumbing fixtures (lavatories, sinks, drinking fountains, urinals, and water closets)

  25. Masonry Regular Work • Repair concrete sidewalks, slabs, plaster ceilings, concrete walls, CMU walls, ceramic tiles, quarry tiles, cracks and joints on building walls

  26. Masonry Minor R & M Projects • Repair slabs more than 1 cubic yard or sidewalks more than 80 square feet • Repair retaining walls more than 3' high or more than 20’ long • Repair existing culverts

  28. General labors Regular Works • Repair chain link fence up to 100 linear feet • Install pipe post for chain link fence, signs and gates • Fill pot holes

  31. Trucking Trouble Call (T-Call) Fill sink hole on campus

  32. Trucking Regular Work • Pick up and delivery of top soil, sand, gravel, cinder, and furniture • Mat movements – Advance Notice • Removal of bulky items. • Disposal of bulk items, e.g., refrigerators, A/C units, water coolers, and green waste (School to provide P. O.)

  33. Regular Work Welding • Repair security screen to sensitive areas i.e. Admin Office, Computer Labs Room, or library • Repair security screens for classrooms, stadium bleachers and metal grating • Repair/Replace hand railings

  34. Welding Minor R & M Projects • Install new cattle gates • Install security screens for more than 4 windows

  35. Preventive Roof maintenance Regular Work • Clean roofs, gutters, and down spouts • Perform minor repairs to roof, gutters, and down spouts • Cut back branches from roof line
