Development Services • Land acquisition • Assess markets and land values • Identify buildable land • Negotiate land price • Project assessment • Create proforma to determine project feasibility • Analyze sales comps • Finance • Construct project package related to raising debt and equity • Make introductions and attend meetings with prospective banks and investors • Negotiate terms

  4. Development Services (Continued) • Pre-development • Civil • Structural • Platting • Architectural • Permitting • Legal • Create partnerships • Set up condo docs and HOA • Hire HOA management company • Chair HOA board until turned over to homeowners

Development Services (Continued) • Accounts Payable/Receivable • Verify and pay invoices • Provide budget reports • Coordinate bank draws • Coordinate entity tax returns, 1099’s and K-1’s • Reconcile and distribute proceeds after units are sold • Distribute shareholders profits and associated tax documents • Marketing • Develop marketing plan • Interview and select Real Estate agent • Negotiate commissions • Negotiate marketing budget
