  1. Rossmoor Surrounded By Solar, But Rossmoor Has Options

  2. This says it all…

  3. How We Got Involved in Alternative Energy • In High School and during College, I worked in the trades during the summer • After College, I served for 8 Years on Active Duty in the USMC, and then for 14 More in the USMC Reserves, retiring as Lt Colonel in 2005. • Business Partner Robert Libby and I decided years ago that we wanted to pursue Alternative Energy: Financial Benefits, Legislatively Backed, Global Responsibility The alternative energy field is a dynamic, technology driven and challenging industry. It is fulfilling work.

  4. Alternative Energy-Our Perspectives Political Science/International Relations Major There is a direct relationship between United States Energy Policy, Foreign Policy and Domestic Security, and Energy Prices (The first oil crisis in 1973 happened because…) (The second oil crisis happened in 1979 because…) We want to feel we’re doing our part for when history repeats itself..

  5. Alternative Energy, Motivators for Customers The Primary Motivator for Customers are the Financial Rewards …and then there are those that just want to “do the right thing” for the environment or their legacy

  6. Solar Electric (PV)-How It Works Panels 2. Inverter(s) 3. Electric Panel 4. Utility Solar Meter 5. Electricity in Power lines Can Run in Both Directions 6. Utility Power Inventor of the First Solar Cell Was US Scientist Charles Fritts, 1883. Made of Gold and <1% efficiency.

  7. ★Solar PV and Thermal: A Proven Scientific History★ Solar Savings Calculations Are Based on These Primary Factors: • Location of Solar Array (Tilt, Azimuth, and Shading of Panels) • Cost of Energy That is Being Replaced (Electricity or Natural Gas • Availability of Rebates; Federal, State, or Utility • Installation Costs and Efficiency of Products • Calculations to Determine Financial Returns are scientific, not voodoo Solar Savings are VALIDATED by The California Solar Initiative -The CSI and the California Energy Commission are the World Leader in Product and System Performance Validations ★All Products in the US Market Must Be Approved By The CEC★

  8. PV (Solar Electric) Technology • To avoid the inevitable questions: • There is currently NO product on the horizon that can compete on price, performance, reliability, or durability • than the typical mono or poly crystalline solar module. • Some thin film modules may be suitable for larger scale projects. • Manufacturing is getting more efficient for these products • ★New technologies will not be within financial reach for the average consumer or business for years★ Any Technology Related Questions, Please Ask Me In Person AFTER Presentation

  9. Solar PV Descriptions Thin Film Modules Crystalline Cell Modules

  10. California Solar Statistics

  11. California Solar Statistics and Rossmoor (estimated) • ★1 out of every 65 homes or townhomes in California has a solar electric system★ • 1 out of every 2333 homes in Rossmoor has a solar electric system (Why is Rossmoor so different?) • Potential Reasons: • Demographics and Rossmoor Age 55 Plus Community • Townhomes, slightly more challenging for homeowner as discussed by Bob H. • However, electric use offset and financial rewards are the same! • Solar is an investment and is recognized as such including home valuation increase

  12. Achieving Energy Savings-The ProcessNo matter how savings are achieved they equate to:★Financial Return, Environmental Benefits, Increased Comfort★ • Lighting, Controls, High Efficiency HVAC • Reduced electric or gas consumption by Occupants • Solar Electricity (PV) • Solar Thermal Heating for Pools • Solar Thermal Heating for Showers, etc. • Electric Vehicles: Charging Station Grants • Pool Pump Motors, variable speed (Not all of these upgrades are suitable for Rossmoor residents, but are suitable for Facilities)

  13. A Wise Energy Policy Begins at Home with a “holistic” approach Energy Efficiency Upgrades: Insulation, Lighting Efficiencies, HVAC If those options are feasible and complete:TWO OPTIONS: Continue to Pay PG&E for Energy Costs Produce Your Own Power With A Solar Array

  14. ★Solar PV and Thermal, An Investment★ ★Monies from a resident or a business to PG&E provideNo Monetary Return★ -Utility rates have risen 6.7%/year for Residential Customers, 5%/year for all others, Rates double~/11yrs -Monies to a solar system that will greatly reduce exposure to increased utility rate hikes is where the monies are saved. -Purchase of a solar system is a HEDGE against rising electric costs: I have LEVELIZED MY ELECTRIC COSTS -The financial returns from a solar array can be used for other purposes deemed important ★In HOA’s and Other Like Neighborhoods, Community Discounts Are Often Offered When Multiple Projects Can Be Completed in Sequence. This Equates to Additional Cost Savings for Clients★

  15. Solar Electricity, Residential Sample Solar is an Investment, with Guaranteed Returns Danville, Ca Utility Savings: $68,134 Net System Cost: $8219 Monthly Savings: $227 Return On Investment: 11.1% Increased Appraised Value: $24000 Increased Assessed Value: $0 Average Dow Jones Returns: 5 Years: 3.2% 10 Years: 4.1% 20 Years: 10.2% • Typical Residential Solar Investments Average Returns Between 13-17% ★

  16. Solar Electric Production Validated Daily By Scientific Means

  17. Electric Vehicles, Compatible With Solar • No Longer Miles Per Gallon, But Mile Per Kilowatt Hour of Electricity • 100 Mile Range with Normal Usage • Fast Charge Stations Being Installed Locally • Home Charge 8 Hours 100 Mile Range (depending on driving habits) • Fast Charge Will Get 80 Mile Range in 30 Minutes • Fast Charge is an Option That Must Be Purchased…UNLESS

  18. Electric Vehicles: Free Chargers, Free Install, Free Nissan Fast Charge Port Over $3000 In Savings. If You Purchase Charger and Fast Charger From Nissan, No Discounts

  19. Electric Vehicle Chargers Home Garage Unit Commercial Charger Commercial Charger Medium Speed Medium Speed Fast Speed

  20. Types of Thermal Solar Systems: Swimming Pool 1 – Control Panel: Allows owner to set temperature as well as turn the system on and off. 2 – Pump and Filter: Pumps water from pool into panels and filters the circulating water. 3 – Solar Collectors: Take energy from the sun to heat the water. 4 – Solar Heated Water: The hot water then flows back into the pool.

  21. Thermal Solar Systems: Del Valle and Hillside Swimming Pools • Will provide 100% of the energy to heat the swimming pool for 6 months of the year • Average pool will be is 83°F • Keep Pools Open Longer with the Savings! • Lightweight and Suitable for All Roofs

  22. Time To “Change Hat” To Energy Consultant The Ad Hoc Committee Recognized: The GRF/Rossmoor Need Professional Advice to Help Research and Implement Options Del Valle Pool, Solar PV or Solar Thermal, or both?

  23. INITIAL FINDINGS Preliminary “behind the scenes work” has been completed: ROSSMOOR COMMON THEME “We want our pools warmer and open year round” ★How We Achieve This; Through Solar Savings★ • Solar PV; numerous available sites • Purchase? Lease? Power Purchase? Sell Power Back? • Solar Thermal; numerous available GRF sites, most likely at Mutual Pools too • EV Charging Sites; homes and public sites • Dept of Energy Rebates, Loans and/or Grants? • Utility Rebates, Loans and/or Grants? Work=Reward

  24. Rossmoor Ad Hoc Committee 2009; Recommendations • Gateway Complex is the perfect example of the implementation: • Efficient HVAC units, and Controls • Efficient Lighting (with occupancy sensors) • Good Insulation in walls, rafter spaces, low “e” windows and “day-lighting” incorporated • Foil Faced Radiant Barrier • Re-circulating Hot water (uses more electricity and gas) but saves water • Determine if more locations can be as well served by more Energy Assessments and Improvements

  25. Many Measures Have Been Implemented, But We Still Have “Astronomical” power Bills; What’s Next? What’s Missing In this Picture?

  26. ★Rossmoor is Still Exposed★To Electric and Natural Gas Costs and Price increases Sun, Plentiful South Roof Space, High Energy Bills: Opportunity for Solar=Opportunity for Savings

  27. There is a Process, that leads to the Solution: Develop Findings, Finalize Solutions and Implement ★Ad Hoc Committee has essentially already started this process. It needs to be followed through in conjunction with other industry professionals for the left over “open items” in the Ad Hoc Committee Report, along with any new findings that may result. ★

  28. RFP Process: ★Rossmoor Has Options; Independent Consultant will Encourage Competition and Innovation. This will Result in the Best Financial Rewards for the GRF and will more than pay for itself★ Based on Findings, Potential Efficiency Gains are High: What Will Provide Best Investment? -Solar PV? -Solar Thermal? -Energy Assessments for other complexes? Independent Study Required, Chevron not Independent, too expensive. Chevron has a vested interest in selling their products at their cost. As an aside, Solar Carports are NOT cost effective

  29. Solar Electricity, Competitive Bid: Summarized RFP Response from Contractors: A good RFP and Administration of Estimates Levels the Playing Field for Contractors, and Creates Competitive Bid EnvironmentRFP Outlined Project Requirements to Maximize Production and Savings ★Because of the Complexity of the Process and Information, it’s most important for the GRF and the Membership recognize that the full understanding of the process should be outsourced to an expert. There are tens of criteria which must be understood and defined in order to bring maximum gain to the GRF or Mutuals★

  30. Solar Electricity, Commercial ExampleCriteria to Maximize Production and Savings

  31. Solar Savings ★★★Typical Returns Much Better Than Interest Paid On Investment Income★★★ Every Installation is Different and Returns Depend on The Variables Discussed Earlier and Discussions with the CPA For Depreciation Tax Write-offs, Federal Rebates, etc.

  32. Rossmoor/GRF Solar Plan • Find Projects That GRF and Coupon Share Costs i.e. Gateway, MOD, Del Valle, Hillside. • Find Projects at Mutuals that members share Costs • Determine Options for Long Term Energy Savings • Solar PV (electric) • Solar Thermal (hot water) • Find Most Financially Sound and Acceptable Approach with Best Financial Paybacks, Coordinate Inter-relationship between Solar and other Electric Devices to Maximize Energy Returns. This Selected Project Now Becomes the Pilot Project • Paybacks Directed as GRF Dictates, Advantaging GRF all GRF Members or Members of Individual Mutuals ★★★BOTTOM LINE: The Membership Must Understand That This Is a Technical Process, and must be handled by a Professional That Will Guide the Process with GRF’s Best Interests in Mind★★★

  33. Rossmoor, Ready For Savings Your Responsibilities • Make the Will of the People Known • Follow the Ad Hoc Committee’s Guidance, they did a great job. If they’ll allow, put ‘em back to work! • Personally, I’d be flattered to work with such professionals • IAW AHC, Professional Firm Administers RFP Process • AHC/Firm work together in Implementation of Selected PILOT PROJECT

  34. ★Every 10 Years, Energy Prices Almost Double★

  35. The Rest Is Up To You! Thank You For Your Time

  36. Swimming Pool, Del Valle and Hillside • The remaining 6 months of the year, approximately 25% of the energy needed to heat the pool will be provided • There are no tax credits or rebates available for Pool Heat • The solar system will pay for itself in 2-3 years!

  37. Domestic Hot Water, applicable to DV and Hillside Pools(to offset shower hot water costs) Hot water for kitchens, showers, laundry A domestic hot water solar system will provide 75% of the energy needed annually to heat the water Utilize savings as the GRF/Membership sees fit Rebates Are Available

  38. Types of Thermal Solar Systems: Domestic Hot Water, Commercial • 30% Federal Tax Credit (Rossmoor may not be able to take these due to tax filing status • 100% 1 year depreciation (Also, may not advantage GRF due to annual Net Operating Loss • 30% California Solar Initiative (Will be Available) • 75% Annual Energy Cost Savings • The solar system will be paid for in 2-3 years
