  5. This Property is IN our Neighborhood • Pilgrims’ Point will be harmed by carving this lot out of the logical block • The property at 1501 E. Winding Way is 5-6% of the total area of the neighborhood • Friendswood will lose over $30,000 in tax revenue annually if property values on Charleston decrease by 10% • The boundary between the property and our subdivision is mostly a 3’ hedge • Please vote against rezoning 1501 E. Winding Way, as this is logically part of our subdivision!

  6. Historical Precedent • 1501 E. Winding way has been a residential property since before the subdivision was established in 1978 • 1501 is the perfect “transition” from the businesses on Winding way into our subdivision • The previous owners were always part of subdivision maps and get-togethers and allowed “gate” to be put up on their lot’s easement • No other subdivision has this type of “spot zoning” with an office right next to a subdivision • 1301 E. Winding Way is still zoned SFR

  8. Business Issues • Why didn’t the current owners use their property at 1410 E. Winding Way for this? • Why didn’t the owners get the rezoning and permits prior to moving in and starting the business? • What if the business goes under, the partnership breaks up, or the business quadruples? They could sell to ANY other business or EXPAND • The 2982 sq. ft. building requires 12 parking spaces if zoned OPD (4 per 1000 sq. ft. part O)

  9. Issues • After rezoning, a three-story glass building could be built there without further approvals needed • What will happen to the Pilgrims’ Point “gate” on the corner? This has historically marked our subdivision • At least an unkept house with cars on blocks out in front could be purchased and rehabilitated by the neighbors, as has been done previously on Charleston • Once the house at 1501 becomes an OPD property, it will NEVER be a residential property again
