One Current Use (1) • In Building Automation Systems (BAS) • A BAS uses automated data collection to display data on computer monitors. • Automated data collection has been used in BAS systems sense the 1980’s. • In a BAS data is display on monitors to show status of building systems. • A BAS is primarily used to control heating, ventilating and air-conditioning systems • Can be integrated with other building systems such as fire systems, security and etc. 2000 Mike Blanton

  4. One Current Use (2) • In Building Automation Systems (BAS) (cont.) • Data collected in a BAS is not used for preventive maintenance purposes. • A BAS notifies maintenance when a problem has already occurred not before. 2000 Mike Blanton

Potential Use (1) • Computerized Maintenance Management Systems (CMMS) • A CMMS is used to organize and improve the performance of manual maintenance programs (preventive maintenance) by: • Scheduling employees • Issuing and tracking work orders • Scheduling preventive maintenance tasks • Storing tasks required for preventive maintenance on each piece of equipment • Tracking Inventory • Etc. 2000 Mike Blanton

Improve Preventive Maintenance (1) • By Moving a CMMS from a Preventive to a Predictive System. • The transition is accomplished by building a history of normal operating points of equipment. • Data collection through the use of automated data collection devices can be accurate, timely and inexpensive. • Data is collected through the use of a variety of transducers and sensors. • The data helps detect anomalies in equipment operation. 2000 Mike Blanton
