WHAT DO YOU WANT TO BE WHEN YOU GROW UP? • What are long range goals for your community? - Comprehensive plan? - County-wide zoning? • Definition of economic development - Any activity that creates jobs or generates revenue • Examples of economic development activities - Residential? - Tourism - Retail - Services - Industry • Industrial Development - Foundation of a capitalist economy is manufacturing - Value added - Higher payrolls - Higher investment in buildings and equipment

INDUSTRIAL DEVELOPMENT • What do prospects look for? - An environment where they can make a profit • What does it take to be in the game? - Leadership - Product • Definition of Product - Available buildings - Qualified industrial sites - Utilities and other services • Site Development - Providing qualified sites and managing site risks are the community’s responsibility

MANAGING SITE RISKS • Secure property • Obtain topographic survey • Determine railroad accessibility • Determine roadway accessibility • Determine availability of utilities to the site • Conduct wetland and stream delineation • Conduct preliminary geotechnical investigation • Conduct environmental site assessment - Phase 1 • Conduct cultural resources and endangered species investigation • Secure appropriate zoning
