  2. Introduction History • The Property Developers Forum (PDF) was formed in 2011 to provide input into and to contribute to the SmartGrowth Update process and ongoing implementation. Status • The PDF sits alongside the other SmartGrowth Partner Forums, and has access to the SmartGrowth Implementation Committee (SGIC), through regular SGIC meetings and Partner Forum Workshops. Membership • Includes: Landowners, Developers and Subdividers, Professional Services Providers and Building Contractors.

  3. Purpose and Role • The Property Developers Forum (PDF) membership plays a key role in the implementation of the SmartGrowth Strategy and provides valuable private sector input into the Strategy. • The PDF works together with the SmartGrowth Partnership on Land Use and Infrastructure Planning and Implementation related aspects of the Strategy. • A good example of this was the PDF submission on the Draft SmartGrowth Strategy 2013 which were centred on • Demographics, • The SmartGrowth Partnership, • The Settlement Pattern, and • Infrastructure.

  4. Purpose and Role continued • Through the Draft SmartGrowth Strategy 2013 submission process the PDF made extensive submissions to contribute to the updated Strategy. • A Key Component of the PDF Submission was support for: • The ongoing strengthening of the SmartGrowth partnership by the partner Councils’ and note that the key principle of the Strategy is that it is a 50 year plan. • Strengthening the SmartGrowth relationship with Central Government. • The establishment of a Waikato / Bay of Plenty Policy Office to promote the importance of the central North Island to the national economy.

  5. Operation The Property Developers Forum (PDF) meets bi-monthly with an extensive agenda covering updates and discussion on: • The implementation of SmartGrowth Actions. • SmartGrowth Partner planning items, eg impending Plan Changes. • SmartGrowth Partner infrastructure planning and implementation items, eg alternative wastewater system investigations. • Central Government / National Policy Proposals, eg RMA and Local Government Act Reforms.

  6. Cooperation & Collaboration The SmartGrowth Partnership and Property Developers Forum (PDF) provide the platform for regional and sub-regional cooperation and collaboration between the SmartGrowth Partners and between the Public Sector (SmartGrowth Partners) and Private Sector. Examples of Public Sector SmartGrowth Partner and Private Sector cooperation and collaboration include: • Investigation into alternate wastewater systems. • Investigation into alternative infrastructure planning opportunities in the Eastern Corridor with regard to the proposed Papamoa East Interchange and stormwater management.

  7. Upcoming PDF Activity Upcoming Property Developers Forum (PDF) activity will include monitoring and being involved in the following SmartGrowth Actions: • The SmartGrowth Demographics Project. • The Settlement Pattern Review. • The Residential Intensification Project.
