  8. The vision is to create a community, made up of individuals and groups of various sizes and social structures, which allows and encourages its members to live sustainably. The NITKCommunity would recreate some of the culture of the traditional homes from where a lot of us come from, while trying to retain the advantages a city offers. The design of NITK Community will reflect the spontaneous planning and the stress will be on creating an ambience which is human in scale, while retaining the character of the land. Place making vs. space making will be the underlying theme in the planning; creating places which celebrate the oneness of the human spirit with nature and not icons which exhibit man’s supposed superiority. The architecture will be a blend of vernacular and contemporary, adapting appropriate materials and techniques. NITK Community CHARACTER... SCALE & VILLA HOUSE PLANNING We will not utilise the maximum permissible area allowed to build, and reduced the footprint, reducing the material resources required, and less density, is less burden on the land. The layout of NITK Community will have villa houses. Studies have also shown that clustered villa planning which is compact is the most environment friendly way of building, as infrastructure can be shared, the footprint is less and larger piece of land can be left open for planting trees. Villa housing also has a positive impact in enhancing community interaction. The campus will have a park, and have a distinct character and identity. The houses will not have compound walls in the front and will be oriented to the park. The backyards can be used for kitchen gardens and private family space, which may be fenced. Innovative functional and aesthetic elements will be incorporated into the design, not forgetting the element of play DESIGN FEATURES... • All the homes will be designed with adequate natural light and cross ventilation. Large windows, wide verandahs, air channels to take hot air out, and thermally conducive materials, are all features which reduce the necessity for artificial light and ventilation. • Sunlight will be greatly sourced upon at Birdsong EcoVillage, to light up the homes during the day and to heat water. This in turn leads to lowered power consumption and greater savings on your energy bills. • Imaginatively created verandahs for one to enjoy a cup of tea, an afternoon nap or a game of bridge with neighbors. • Low walls and perches make interesting spaces while letting light and breeze flow uninterrupted throughout the house. • Natural textures, warm tones, with space for individual expression, make each home unique and personal. • Building materials used are a blend of the natural and eco-sensitive, that age beautifully and require almost no maintenance. Stone, clay and wood, imaginatively used enhance the aesthetic appeal inside a home. • Woodwork polished with a mixture of cashew shell oil and linseed oil, ensures the longevity of the timber and gives it a rustic look. • The spaces flow into one another, from one level to another, all visually interconnected, allowing light, air and people’s energy to flow freely and communicate.   14. We propose to use a combination of energy-efficient and locally available materials for construction. This ensures, use of minimal energy in their transportation and manufacture. We are committed to create NITK Community campus, which will have minimum impact to the environment, and the choice of materials and techniques arises from this conviction. MATERIALS... BURNT BRICK It has excellent load-bearing properties, minimizes the use of steel and cement. Besides, it is a material that breathes and helps keep spaces cool. STONE Another locally available material with excellent insulating properties and aesthetic beauty. Today building with stone is a craft that is slowly disappearing with the increasing dependence on factory-made synthetic materials, and therefore the need to revive its use. MUD BLOCK & ADOBE These are excellent materials, as the mud can be obtained from the land itself. Thermally comfortable, and the most sustainable material to build with. NATURAL STONE AND CLAY FLOORS As natural floor materials, these are healthy. Wood and clay offers better insulation and comfort than synthetic floors. Besides they age beautifully with the years. WOOD Wood is more than just an aesthetic source and is seen as a sustainable resource. A warm, intimate material, it replaces high energy consuming steel and aluminum for doors and windows and can be used even for floors. We believe in recycling old timber - from houses that are demolished, from packing cases, and from plantation timber—as opposed to forest timber. HOLLOW CLAY BLOCKS FOR ROOF The role of natural materials in maintaining a pleasant temperature within your home can never be underestimated. Particularly so the roof. By reducing the use of concrete for your roofing and helping it breathe, we can greatly control the climate within your home, leading to lowered utilization of energy. PAINT We would use paints that are non-toxic, lead-free and low in Volatile Organic Compounds (VOC), commonly found in most indoor and outdoor paints, give out low-level toxic emissions into the air for years after application.   16. ENERGY-EFFICIENT LIGHTING Low wattage lighting elements like CFL and LED systems will be used in streets and common areas to ensure prudent use of power. These common area lighting systems are powered by Solar energy. RAINWATER HARVESTING AND RECHARGING It is proposed to harvest rainwater and the ground water can be recharged through well-spread out percolation channels. Roof water can also be channeled through pipes, passed through a series of filters and collected in a water tank. Collection ponds will be designed and integrated into the landscape. The drainage of the Community will allow for maximum percolation, minimum run off into the drains. WASTE WATER RECYCLING An on-campus sewage treatment plant recycles all waste water. The waste water from the kitchens and bathrooms will be collected and treated with a series of bio-filters and then passed through planted reed beds, to emerge clean. This water is then used for gardening and or for toilet flushing. The planted reed beds merge elegantly into the landscape. ENERGY, WATER, WASTE & AMENITIES... LIVE, WORK, PLAY Leisure Amenities include gymnasium for workouts, swimming pool, indoor play area, multi-purpose hall, children play area, etc. Workspaces for small entrepreneurs may be designed, with high speed connectivity, as the new world does not require everyone to commute, and the option to work in a green environment, near home, might be a viable option for some.   17. INTEGRATING ECOLOGY WITH LANDSCAPE When one talks of being eco-friendly, it does not stay in the realm of building, energy and water alone. The ecology- the flora and fauna, existing on the land, that might have existed before development took over, become important aspects in not only rejuvenating the land, but for the psychological and cultural values they impart. ECOSCAPE... In today’s language, “landscape” translates into well manicured lawns, with exotic plants, an almost “do not walk” culture, which is high maintenance, is high on its use of water. That is something we do not want. The effort is to create a landscape, with plants that are local, indigenous, might be edible, and have medicinal values, which blend to create a new aesthetic, where our children might discover insects and birds, which would not happen otherwise.
