  2. Reducing the Cost of Planning Regional Commissions have agreed to prepare the comprehensive plan at NO COST to the community: • For core elements of the comprehensive plan • At normal plan update deadline DCA will provide all data needed for planning on its website

  3. Overview of the Program Why Should We Plan? What Happens If We Don’t Plan? What Are the Standards for Local Plans in Georgia? How Is A Plan Implemented? Where Can We Get More Information?

  4. Why should we plan? • Improve & maintain a good quality of life • Bring the vision for the future to life • Protect the natural resources • Encourage & support economic development • Protect private property rights • Protect cultural resources

  5. Why should we plan? • Provide more certainty about: • Where development will occur • What it will be like • When it will happen • How the costs of development will be met

  6. Why should we plan? • Ensure desirable development patterns, to meet several needs: • Traditional neighborhoods • Infill on vacant parcels in established neighborhoods • Regional identity and local sense of place • Preserve and enhance existing areas • Create new areas based on our vision

  7. What happens if we don’t plan? • Sprawling development • Adjacent incompatible land uses • No sense of place in our community • Deteriorating quality of life • Traffic congestion

  8. What happens if we don’t plan? • Damage to environmental, cultural and natural resources • Disconnected development • Government “chasing” development with infrastructure • We have no say in our future!
