  1. Sealcoating Asphalt Has Its Advantages

  2. Sealcoating the asphalt in your driveway or parking lot has several advantages. Consider sealcoating your parking lot or driveway more like preventive maintenance, much like you paint your house to keep the weather from destroying the wood.

  3. Sealcoating the asphalt stops water from penetrating down to the base layer and plugs tiny gaps that could grow into larger ones. Your driveway or parking lot will appear almost brand new thanks to the deep black color of recently placed sealcoat, which enhances the appearance of both old and new asphalt.

  4. In addition to improving the visibility of traffic lines on parking lots and helping to conceal minor fractures, patches, and rough spots, fresh sealcoating can maintain the durability of asphalt surfaces. When sealcoat is properly done, rain easily washes dirt and debris from the smooth, non-porous surface of your asphalt driveway, giving it a cleaner appearance.

  5. Sealcoating also helps shield asphalt from the sun and the damaging effects of chemical spills, like gasoline and oil, which are all too typical on driveways and parking lots. Sealcoating asphalt lowers the amount of surface voids that are exposed to oxygen and UV radiation, as well as the depth at which oil or gas can seep through the asphalt.

  6. Sealcoating reduces the rate at which water penetrates the asphalt by acting as a waterproofing agent. Sealcoating asphalt stops water and moisture from rain and snow from penetrating the surface. This stops damage from freeze-thaw cycles, which is typically the cause of cracks or, worse, alligator cracks in your driveway or parking lot.

  7. For painting lines and other marks on parking lots, sealcoating driveway offers a visually appealing black surface. When sealcoat—a dark, black material—is placed on asphalt, it helps the surface absorb more solar heat. The asphalt's sealcoating becomes more flexible as it grows hotter, enabling it to sustain traffic loads without cracking.

  8. Sealcoating creates a clean, smooth surface that is perfect for sweeping, which reduces cleaning expenses. It also provides your driveway a brand-new, updated appearance, much like painting a house or place of business. Sealcoating limits the depth to which oil or gas can enter the asphalt by filling surface spaces, hence reducing exposure to oxygen and UV radiation. It minimizes the rate at which water penetrates the asphalt of your parking lot or driveway by acting as a waterproofing agent.

  9. When compared to the amount of money required to replace or repair damaged asphalt, sealcoating is extremely inexpensive per square foot. Moisture intrusion causes asphalt to deteriorate more quickly and is closely linked to asphalt distress.

  10. Sealcoating replenishes the fine particles lost from the asphalt surface because of oxidation on older pavements and seals the asphalt pavement, preventing oxidation and erosion of the top layer. Additionally, it is resistant to chemical penetration, gas, diesel fuel, oil, and salt, all of which can weaken the link that holds the aggregate and liquid asphalt together.

  11. Crude oil prices are a constant factor that affects asphalt pricing because they vary with supply. Compared to expensive asphalt repairs, sealcoating maintains asphalt for pennies per square foot.
