  3. Funding • MRA funding approx £12m pa. • Before AC inspection provisional allocation £153.8m for catch up works. • Current allocation £94.5m with £25.5m confirmed. • All exclusive of leasehold contributions but affects the volume of rechargeable work.

  4. Implications of Reduced Funding • Asset Investment Plan developed with MWIG and approved by Board Feb 2010. • Programme to be reviewed. • Fewer dwellings to be improved in early years. • Lewisham Council will have to find additional funding to complete the programme. • Need to start immediately to spend this year.

  5. Contractor Procurement • EU Procurement Process. • Leaseholder Involvement. • Breyer appointed for South area. • Kier withdrew from North area. • S20 Notices issued proposing MITIE for North area.

  6. Programme of Works Initial areas from Asset Investment Plan: • North – Sub-area N01 – SE8 5 and SE16 2 • South – sub-area S01 – SE26 4

  7. Programme of Works Areas selected to commence works: • North N01 – Evelyn Estate • South S02 – Lower Sydenham street properties – e.g. Burghill Road and Bishopsthorpe Rd moving towards Peak Hill.

  8. Pre-Works Surveys • Stage 1 - scoping & electrical surveys – rented dwellings only. • Stage 2 – detailed internal survey of rented dwellings and joint external survey by surveyor and contractor. • Stage 3 – kitchen designer and OT – rented dwellings only.

  9. S20 Notices of Estimates • Stage 1 (Intention) and stage 2 (Proposals) already issued to all leaseholders. • Stage 3 (Estimates) to be issued to affected leaseholders following stage 2 surveys. • Notices of Estimates to be issued at least 30 days before works commence to each block.

  10. Estimated Bills • Estimated bills to be issued approx 6 weeks after works start to each block. • Bills will be for 90% of estimated cost. • Leaseholders will be asked to pay by instalments over 2 or 3 years.
