  1. Property in Bangalore at Electronic City Will Have Greater Connectivity in 4 Years

  2. Regions with Buy property in Bangalore are emerging as real estate destinations. One such region is Electronic City which has certain challenges yet is a promising real estate destination due to its connectivity with important employment centers in Bangalore. A four-lane elevated and tolled expressway connects Electronic City with the rest of Bangalore. The expressway became operational six years ago and runs from Mandivala to Electronic City and from the BMIC-NICE corridor which connects Electronic City to Bannnerghatta, Kanakapura Road, Mysore Road and Tumkur Road. Sarjapur Road corridor provides another access point to the mentioned highway via the Outer Ring Road, furthermore, the elevated toll expressway can also be accessed via the Haralur Road which connects with the Jail Road and also by the SH-35 also known as SarjapurAttibele Road.  

  3. The Urgent Need for a Metro Line at Electronic City By 2020 it is expected that Electronic City will further be connected by a metro line. The metro line is expected to lie on the Green Line which will be a new line added to the currently existing metro lines in Bangalore. The Metro Line will connect Jayadeva Hospital Junction to Bommasandra and hence will connect most parts of Electronic City to the rest of the city via a fast and efficient metro system. The price of homes will rise once the metro line in the region is functional. Heavy traffic congestion in the Central Silk Road Circle has prompted the local authorities to include this corridor in Phase-3 of the planned metro. Additionally, a prominent design consultancy firm has been entrusted with the task of conducting feasibility studies which aim to assess whether this corridor can be connected by metro to North Bangalore. Pertaining to the Metro, the Central Silk Board line will run parallel to the Outer Ring Road and connect regions such as Sarjapur Road, Marathahalli, and Mahadevpura. While there are real estate deals to be transacted in this region, there is a relative shortage of luxury homes in Bangalore at this locality as the majority of houses here are targeted at budget home buyers.

Electronic City Region to Become Better Connected Soon On outward appearances, the Central Silk Board boasts of an expressway as well as a NICE corridor which provides excellent connectivity to Bangalore. However, this corridor experiences regular and heavy traffic congestion which makes metro connectivity necessary. Central Silk Board, as the nodal point which connects Electronic City with the Peripheral Business District and Central Business District, requires a better connectivity with the rest of Bangalore that shall be granted to it once the metro is successfully operational as expected by 2020. The lack of better connectivity is the prime factor which has been holding back investors from buying property in Bangalore at Electronic City. As there has been poor demand from consumers, builders in Bangalore have also been less certain regarding the real estate potential in this region.

Cost of Buying a Home in Electronic City When one drives through Hosur Road, one finds that real estate projects in Bangalore in this part of the city are visible on both sides of the highway, unlike many other regions in Bangalore where properties have been constructed in a radial fashion. As stated above while there are many properties here to suit every segment of the homebuyer, the vast majority of apartments in Bangalore to be found at Electronic City are catered to the budget home buyer and only a few luxury apartments in Bangalore are seen in Electronic City. Most homes found here are of 2 BHK and 3 BHK configurations and of the new projects in Bangalore at Electronic City over fifty percent are already ready to move in. Buyers keen to own affordable flats in Bangalore at Electronic City shall be pleased to know that most homes here are priced between 20 to 60 lakhs each.
